Roof Top Heating Season:
Check sequence of operation in Heating mode
Check for carbon monoxide and system efficiency
Vacuum return plenum if accessible
Install new air filter
Check Amperage and voltage of blower motor
clean flame sensor
Inspect wires, hoses and safeties
Install New Batteries Annually in Thermostat
Vacuum and clean bathroom exhaust fans (annually)

Roof Top Cooling Season:
Check sequence of operation in cooling mode
Install new air filter
Clean Blower Motor Air vents
Check Amperage on compressor and outdoor fan
Clean outside coil
Check refrigerant pressures
check temperature differences at supply & returns
Inspect wires
Inspect contactor
Inspect and test Dual Capacitor
Check all electrical connections
Replace 1" filter

Cycle boiler from thermostat to check sequence of operation
Check boiler pressures and add or remove water as needed
Inspect system for visual problems
Check condition of air separators
Check for carbon monoxide and system efficiency
Check temperatures differences at supply & returns on piping
Check and record flue draft readings
Complete and record combustion analysis readings
Check expansion tank
Check safeties
Test and adjust gas pressure to manufacture specs
Clean Flame Sensor
Oil/Lubricate motors or pumps
Install New Batteries Annually in Thermostat 

Oil Boiler Heating Season:
Cycle boiler from thermostat to check sequence of operation
Check boiler pressures and add or remove water as needed
Inspect system for visual problems
Check condition of air separators
Check for carbon monoxide and system efficiency
Check temperatures differences at supply & returns on piping
Inspect and Clean out flue piping
Record flue draft readings
Complete and record combustion analysis readings
Inspect ignition transformer and wiring connections
Check expansion tank
Check safeties
Oil/Lubricate motors or pumps
Inspect system for oil leaks
Install new oil filter (supplied)
Install new Nozzle on oil burner.  (supplied)
Clean Porcelain / clean and check electrodes
Change strainer in oil pump
Change cad cell lens (Flame detection device)
Install New Batteries Annually in Thermostat

Cooling Season:

Check sequence of operation in cooling mode
Clean Blower Motor Air vents
Check Amperage on compressor and outdoor fan
Clean outside coil
Check refrigerant pressures
check temperature differences at supply & returns
Inspect wires
Inspect contactor
Inspect and test Dual Capacitor
Test and treat condensate pump drain line
Replace 1" filter
